They can—but not automatically. Pet-friendly rentals may lease faster, attract more qualified applicants and reduce tenant turnover; those gains can outweigh damage, cleaning, administration and compliance costs. The financial result depends on the property, local rental market and applicable law, so landlords should compare their own likely savings and costs rather than assume every pet-friendly policy will increase profit.
How can allowing pets improve a rental’s financial performance?
More demand may mean less vacancy
Zillow Research analyzed more than 11 million U.S. rental listings from the year preceding its July 2025 report. Listings that allowed pets received 9% more views, 12% more saves and 11% more shares, and were leased eight days sooner on average than listings that did not allow pets. These are associations in marketplace data, not proof that a pet policy alone caused the difference: location, rent, property features and other listing characteristics may also matter. Zillow Research’s analysis supports treating faster leasing as a potential local benefit, not a guaranteed result.
A larger pool of interested renters can be especially valuable when comparable nearby rentals exclude pets. Zillow reported in 2025 that 58% of renters had pets, up from 46% in 2019. Its 2026 analysis found that 77.3% of U.S. rental listings on its platform allowed pets, while pet-friendliness and pet ownership varied across markets. National figures describe a broad trend; a landlord’s relevant comparison is the share and performance of competing listings in the property’s own area.
Longer tenancies may reduce turnover
When renters with pets have fewer suitable alternatives, accepting pets may help a landlord retain a tenant who would otherwise move. Longer occupancy can avoid some combination of vacancy, advertising, cleaning, repairs and the work of selecting a new tenant. A Battersea-commissioned UK study, reported by Battersea in 2024, found that 50% of pet-owning renters had stayed in their previous accommodation for more than three years, compared with 31% of renters without pets. This difference does not establish that pet ownership caused longer stays, but it illustrates why retention belongs in the financial calculation.

Do pets cause enough damage to cancel out those benefits?
Damage is a real possible cost, but the available UK figures do not support assuming that pet-related damage is necessarily the larger expense. Battersea’s 2024 summary of its commissioned study reported average pet-related damage of £300 per tenancy, compared with £775 in non-pet-related damage caused by renters without pets. It also reported that 76% of surveyed landlords said dogs or cats had caused no damage. These are reported study findings, not a promise about any particular property, and the figures are UK-specific.
The practical question is not whether damage can happen, but how likely and costly it is in the property under consideration. Flooring, furnishings, outdoor access, the number and type of animals permitted, and the landlord’s cleaning and repair history all affect exposure. A single average cannot reliably predict costs for a furnished flat, a home with durable flooring or a property with a garden.

What does the long-term financial research establish?
A 2026 peer-reviewed UK analysis by Simcock, Kara and McCarthy, published in the International Journal of Housing Policy, used surveys of 2,115 private landlords and 1,016 private renters. Its model found positive net present value over a 12-year holding period, including in sensitivity analysis. That supports the possibility of a long-term financial benefit in the modeled conditions; it does not guarantee a positive return for every landlord. The public article record confirms the model horizon and conclusion but does not provide the detailed numerical assumptions needed to transfer its result directly to another property or market. How should landlords decide whether to allow pets?
Estimate the likely financial difference for the specific property and compare benefits with costs. Use local rent, vacancy, turnover and repair history wherever possible; the cited studies do not supply a universal spreadsheet input or guaranteed pet premium.

- Assess demand and vacancy. Compare nearby pet-friendly and pet-restricted listings, their time to lease and the pool of qualified renters. A national average is not a substitute for local competition.
- Estimate retention and turnover. Consider whether a pet policy could help retain current tenants and estimate the vacancy, reletting and turnover work avoided if tenancies last longer.
- Price the property’s exposure. Review flooring, furnishings, outdoor space, building rules and realistic cleaning or repair costs for the animals you may permit.
- Account for administration. Include the time or service cost of screening, written expectations, handling complaints and documenting damage claims. Set any number or type limits only where lawful.
- Check charges and legal requirements. Confirm whether pet rent, deposits or fees are permitted where the property is located, and whether local law sets a process for requests or refusals.
- Compare expected net effects. Weigh likely vacancy and turnover savings, plus any lawful pet-related income, against expected damage, cleaning, administration and compliance costs. If the likely savings do not outweigh the costs, the policy may not improve the financial outcome.
Are pet fees or pet rent a dependable source of profit?
They are not universal, and a charge cannot be assumed lawful in every jurisdiction. Zillow’s 2025 Consumer Housing Trends survey found that 31% of recent renters reported paying pet fees or pet rent; among recent renters with pets, 49% reported paying one. Those results show that such charges occur, not that landlords everywhere may impose them or that a particular charge will improve net returns. Check current local rules before setting or advertising a fee.

Market conditions differ, and U.S. listing data should not be blended with UK cost estimates or English law. Zillow’s August 2026 analysis reported that 77.3% of U.S. rental listings on its platform allowed pets, with shares varying by metro; it also reported that 59% of renter households had at least one pet and 65% of renters said pet-friendliness was essential when choosing a rental. England has a distinct legal framework. The Ministry of Housing, Communities and Local Government’s English Housing Survey 2024–25 overview states that, since 1 May 2026, under the Renters’ Rights Act, tenants have a right to request to keep a pet and refusals are permitted only on reasonable grounds set out in legislation. The survey also reports that 8% of English private renters in 2024–25—363,000 households—had been told they could not rent a property because of pets. The survey period predates the law’s start date; its finding is not a measure of the law’s subsequent effects. Landlords elsewhere should check the rules in their own jurisdiction.
