Dog-Friendly Apartment Tips for City Living

A city apartment can suit a dog when the pet terms, building layout, and daily routine all fit the dog's age and needs. Here is how to check each before you sign.

A dog can live well in a city apartment, but the result depends on two decisions made before you sign: whether the building’s pet terms are workable for your particular dog, and whether a realistic daily routine can meet that dog’s age, energy, and training level. A small home does not reduce a dog’s need for walks, enrichment, and reliable potty access. Pet policies and local rules vary widely, so treat the advice below as a framework and check every rule against your written lease and your city’s requirements.

Check the property’s pet terms before committing

Listing labels such as “pet-friendly” can mean very different things. Ask the leasing office for the complete written pet policy and read it alongside the lease and any pet addendum, rather than relying on a verbal assurance. The ASPCA notes that pet restrictions and costs can obstruct renters, and its renter guidance recommends setting expectations up front. Its guidance states: “It is always important to outline expectations upfront.” (ASPCA, Pet-Friendly Housing and Renters)

Confirm the following in writing:

  • Permission and breed or size limits. Some buildings restrict breeds, weight, or the number of animals, and some apply those limits only to certain units.
  • Every fee. Separate out the upfront pet deposit, any non-refundable pet fee, monthly pet rent, and charges for cleaning or carpet replacement. Ask what happens to a deposit if the dog causes damage.
  • Required records. Find out which vaccination records, licenses, or registrations the building wants, and when they are due.
  • Common-area rules. Ask about leash requirements in halls, elevators, lobbies, and courtyards, and whether the building designates a relief area.
  • Emergency contact rules. Some landlords ask for a backup caretaker who can reach the unit if you are away.

Preparing a short “pet resume” can help you make the case for your dog. The ASPCA recommends including behavior references and veterinary history, and offering a meet-and-greet when the landlord is open to one. The ASPCA’s renter tips cover this approach in more detail.

Assess the dog and the location together

A building that accepts dogs is not automatically a good fit for your dog. Walk the block and the route to the nearest relief area, and time it. The ASPCA’s moving guidance warns that frequent outings can be hard for puppies, older dogs, and dogs still learning house training, especially in a building with stairs or no yard. Judge the building through your dog’s actual day:

  • How many steps the dog must climb, and whether the elevator is reliable at the hours you will use it.
  • How quickly the dog can reach grass, a planted strip, or another relief spot in rain, at night, or during a rush-hour commute.
  • Whether the surrounding sidewalks are wide enough for a calm walk, and whether there is a park or trail within a reasonable distance for longer outings.
  • How noisy the building is. Thin walls, nearby construction, and busy hallways can make an anxious or reactive dog harder to settle.

Be honest about the dog’s age and history. A young puppy that is still house training needs far more outings than an adult that is already reliable, and a senior dog may find a long climb to the street difficult every day.

Plan the daily routine before the move

The American Kennel Club recommends regular walks and local parks or trails for outdoor activity, with indoor brain games and puzzle toys as additional enrichment. Write out a weekday and a weekend schedule with specific times for walks, meals, enrichment, and alone time. That exercise shows where you will need help, such as a dog walker or a neighbor who can cover a midday potty break. The ASPCA’s general guidance on responsible care also treats exercise, companionship, and suitable housing as part of a dog’s basic needs, which is a useful test for any plan you make. Help the dog settle into the new home

Introduce the new environment in small steps rather than all at once. The AKC suggests walking the neighborhood and letting the dog experience the building lobby and the sights and sounds of the street. Practice short stretches of comfortable alone time, and teach a quiet cue so that a dog who barks at hallway noise can be settled. Keep outdoor walks going while you add indoor enrichment such as food puzzles, so the new routine does not replace activity with confinement.

Train for city walks in stages

Crowds, bicycles, and strangers reward the dog for excitement, so teach focus in a quiet place first and add distractions gradually. The AKC’s urban dog guide recommends this sequence:

  1. Start in a quiet area, such as a side street at off-peak hours, and reward the dog for looking back at you.
  2. Use a six-foot training leash in the city, and keep the dog closer on crowded sidewalks.
  3. Reward calm behavior with small, high-value treats, and reward the dog for choosing to walk beside you when people or traffic pass.
  4. Practice “leave it” around discarded food and trash, which are common hazards on city streets.
  5. Where grass is scarce, rehearse toileting on leash and on concrete, so the dog is not dependent on one patch of lawn.

Be a considerate neighbor and protect the unit

Shared spaces work when everyone knows the rules. Clean up waste right away, keep the dog under control in halls and elevators, and keep it leashed outside the unit. The ASPCA’s guidance for landlords recommends clear common-area rules, a designated relief area where feasible, waste disposal, leashes on property outside the unit, and an emergency caretaker contact. To reduce damage to the unit, lay rugs where the dog walks on hardwood floors, which helps avoid scratches. Use a crate to prevent unexpected damage when your dog is left alone and a crate suits its temperament. Clean up accidents quickly, because waste left on carpet can stain. These steps come from the ASPCA’s renter guidance (ASPCA, Tips for Renters), and they matter most at move-out, when deposit deductions are decided.

Understand the balcony and indoor potty options

Balconies are not a substitute for walks

A balcony can give a dog a supervised change of scene, but it is not exercise and it is not a reliable potty plan. The AKC emphasizes safety and says dogs still need regular walks and mental stimulation. Check the building’s balcony rules, inspect railings and gaps for a dog that could slip through or climb, and assess the specific balcony and the specific dog rather than assuming one setup is safe for everyone. Indoor potty options need a plan

The AKC’s apartment potty-training guide describes indoor bathroom options and waste containers. Those options can suit some dogs and some leases, but they do not suit every dog or every building. What the housing statistics show, and what they do not

The ASPCA’s housing page reports figures from its own survey of respondents who had to give up pets. Among them, 65% cited not being able to find a pet-friendly apartment, and 27% cited not being able to afford a pet deposit. The page does not state the year of that survey, so these figures describe that respondent group rather than all renters.

The same page cites an Apartments.com survey of 1,000 renters, in which more than 80% said a pet-friendly policy played a major role in choosing an apartment and nearly 90% said they had a pet. The page does not give that survey’s year either. The figures are useful evidence that pet policy and deposit costs shape housing decisions, but they are not measures of how common any single building rule is.

Local rules that can change the answer

Licensing, leash laws, waste rules, and the treatment of assistance animals are set by cities and states, and they differ. The New York City government’s guide on pet-inclusive housing is a useful example of how a local government frames best practices for landlords and residents, but it applies to New York City and should not be assumed to apply elsewhere. A practical check: if your city has a short list of requirements that every building must follow, ask the landlord to point to them in writing. A landlord who can do this is easier to work with, and a landlord who cannot may be asking for more than the local rules require.
