To find a pet-friendly rental, start searching several months before your move, use more than one listing source, treat any pet filter as a lead rather than a yes, and confirm your specific animal is eligible in writing before you apply or pay anything. Pet rules, fees, and landlord practices vary by country, state, and property, so each jurisdiction-specific point below is labeled.
Start early and set your limits first
The ASPCA recommends beginning the search several months before a move, and Zillow advises allowing extra time when a pet or a tight local market narrows the options. Before you open a single listing, write down:
- Target neighborhoods or postcodes and a realistic commuting radius
- Your move-in date and the rent you can sustain
- Your pet’s species, the number of animals, and its approximate size or weight
- Breed, if you have a dog, since some listings carry breed restrictions
- Any traits a landlord is likely to ask about
Having these facts ready lets you answer a property manager’s questions in one message instead of several, and it makes it easier to rule out listings quickly.
Where to look for pet-friendly listings
Rental platforms and their pet filters
Most large rental platforms offer pet-related filters. Searching for phrases such as “pet-friendly” or “dog-friendly” also surfaces listings whose descriptions mention animals. Run the same search on at least two platforms. Zillow and Apartments.com are both named as places to search, and a unit may be advertised on one site but not the other.

Check what a filter actually means before you rely on it. On realestate.com.au, an Australian platform, the “Pets considered” filter indicates that a landlord is open to pet applications, but it does not guarantee that a specific pet will be accepted. Filter labels differ between sites, so read the listing text to confirm what the landlord has actually said.
Personal networks and pet-focused listing resources
The ASPCA points renters toward pet-focused listing resources as well as general rental sites. Personal referrals are a useful complement: ask friends, family, and colleagues whether they know a landlord or building that accepts animals.
Listings that do not mention pets
A listing that says nothing about pets is not a refusal. Zillow suggests contacting the property manager directly in that case. Ask about your specific animal by name and species, and keep the reply in writing.

How common pet-friendly listings are
Pet-availability figures come from listing platforms and measure different things, so they are useful for setting expectations but not for comparing markets.

The 77% and 45% figures come from different platforms and measurement periods, so the gap should not be read as a change in the market, and neither figure should be treated as an independent national estimate. The household figures describe how many renters own pets, not how many listings accept them. Because pet-owning households compete for a smaller share of listings, a single filter is rarely enough.
Confirm your specific pet is eligible before you apply
A “pets allowed” label does not automatically cover your animal. Trulia notes that “pets allowed” may not mean both cats and dogs, and that cat and dog policies can differ. Work through these questions with the property manager or landlord:

- Species: Ask whether the listing covers your type of animal, not just “pets” in general.
- Number: Confirm how many animals are allowed, and whether a second animal is treated differently.
- Size, weight, and breed: Ask about limits. Trulia notes that listings may carry breed or weight restrictions.
- Conditions: Ask whether approval depends on an application, references, or additional documents, and whether it can be withdrawn.
- Written confirmation: Get the answer by email or text and make sure it matches the lease before you pay application costs or commit to a viewing.
A concise, truthful pet profile can help you present relevant information, and references from prior landlords can support it. Neither guarantees acceptance. The ASPCA also suggests offering to obtain renters insurance as part of the conversation. Coverage and exclusions for pets depend on the policy, so check them with the insurer.
Choose property types with pet policies in mind
Property type is a useful filter, but it is a pattern, not a rule. Trulia reports that single-family rentals and townhouses tend to be more pet-friendly than apartments, and Zillow notes that individually owned homes may consider pets case by case.

These are source-reported patterns. A particular building or landlord may differ, so the pattern is a reason to search more widely, not a reason to skip a listing.

Calculate the full cost of keeping a pet
Ask for the amount and terms of every pet charge before you compare rents. Zillow distinguishes a refundable pet deposit from a nonrefundable fee, and notes that some landlords also charge pet rent.

Zillow’s illustrative ranges are not universal prices, and amounts and their legality depend on the property and the jurisdiction. Do not assume a standard figure. To compare two listings fairly, add the upfront pet deposit and fee to the first month’s pet rent, then multiply the monthly pet rent by the length of the lease to see the total commitment.
Read the lease and any pet addendum before signing
- Confirm that the animals you own are named as approved in the lease or addendum.
- Check that every condition discussed in conversation, such as a required deposit or a size limit, is written down.
- Make sure the pet charges in the lease match what you were quoted.
- Do not assume an informal conversation overrides written lease terms.
Assistance animals follow a separate process
An assistance animal is not the same as an ordinary pet, and the rules for requesting one are different. The two processes below apply only in the jurisdictions named, and neither is a universal rule.

United States: Fair Housing Act reasonable accommodation
The U.S. Department of Housing and Urban Development states: “The Fair Housing Act requires a housing provider to allow a reasonable accommodation involving an assistance animal in situations that meet all the following conditions.” HUD gives examples that include a request at a property with a no-pets policy and a request to waive pet charges. HUD also describes exceptions and situations in which supporting disability-related information may be requested. Check HUD’s assistance animals guidance for your situation, and consider getting advice specific to your circumstances.
England: assured periodic tenancies
GOV.UK’s guide for tenants on wanting a pet in an assured periodic tenancy says tenants must ask in writing and describe the pet. Landlords generally have 28 days to respond. The guidance also lists circumstances in which a refusal may be reasonable. This process applies to assured periodic tenancies in England only; it is not a rule for the rest of the United Kingdom or for other countries.
If a listing turns your pet down
- Ask whether the refusal is tied to a specific condition, such as breed, weight, or the number of animals, and whether a different arrangement would be acceptable. Only the landlord can answer this.
- If you have an assistance animal, raise the request under the relevant process above instead of treating it as an ordinary pet application.
- Keep searching other listings and platforms. Filters and listing text can change, so a unit that was unavailable to you earlier may still be worth checking.
Filter-based searches work best as a starting point. Confirm the exact animal, the written terms, and the full cost before you commit to any rental.
